PROJECT NAME: JH Industrial Site Expansion – IP Modification.

COUNTY: Chatham.

NEAREST NAMED WATERWAY: Hardin Canal.

OVERALL PROJECT PURPOSE: This action is to modify the existing permit (SAS-2021-00694) issued on May 15, 2023, for an expansion of warehousing and supply-chain distribution space to service the long-term needs of businesses operating within the Port of Savannah. Specifically, the proposed logistics park currently contains two buildings totaling 1,574,700 square feet (sf), another 833,200 sf has been permitted and the proposed expansion would generally create an additional 84,000 sf of warehouse space.

The permitted impacts consisted of 9.94 acres of wetland associated with the construction of an 833,200 square foot warehouse facility and parking. The project impacts were compensated through the purchase of 7.46 (2018) wetland mitigation credits from the Georgia-Alabama Land Trust In-Lieu Fee Program (receipt dated 10/31/2023). This modification would result in an additional 3.42 acres of wetland impacts. The applicant has proposed to purchase an additional 20.56 legacy or 2.57 (2018) wetland mitigation credits from an approved mitigation bank that serves the Ogeechee Coastal watershed to compensate for the additional impacts. If these credits are not available, the applicant proposes to purchase wetland credits from the Georgia-Alabama Land Trust In-Lieu Fee Program.
